This project was a CAT A Refurbishment on behalf of landlord. The second part of this project included a CAT B Fitout on behalf of Tenant

Ground Floor Office and Common Areas Strip-Out

The project kicked off with the extensive strip-out of existing features in the ground floor office and common areas. This involved removing suspended ceilings, radiators, and the associated pipework. Additionally, 182 square meters of carpet tiles were removed, along with unwanted electric, tray, and data cabling above the ceiling. The existing air conditioning units and external condensers were also dismantled.

In preparation for the renovation, 52 linear meters of perimeter trunking were taken out. The project further entailed the removal of existing women's ground floor WC facilities, including ceilings, wall tiles, floor tiles, toilets, and mirrors. Likewise, the existing kitchen on the ground floor was stripped away, while carpet tiles in the communal staircase and vinyl tiles in the reception area were replaced.

Electrical and plumbing aspects were not overlooked. The team carried out plumbing disconnections, drained down the heating system, and executed electrical disconnections in the reception, lobby, and WC areas. Moreover, the ground floor office walls were readied for over-skim plastering.

External Works

The external works phase focused on maintenance and cleaning. This included jet washing the front elevation of the building and the patio area, ensuring a fresh appearance. The concrete carpark received a thorough jet wash, and the rear metal garage doors were repainted. Additionally, the project entailed removing garage doors from parking spaces, servicing the sump pump, inspecting the roof for missing tiles, and addressing any leaking taps.

Internal Works to Ground Floor Office and Common Areas

The internal enhancements inside the ground floor office and common areas were extensive and covered various aspects to elevate the workspace.

Ground Floor Tea Point (Cat A Specification)

In the ground floor tea point area, a complete renovation was carried out to Cat A specifications. This involved fitting and installing a range of new elements, including an integrated Bosch dishwasher, a stylish Lamona Black Strona Angled Monobloc Tap, and a Black Standard Compact Composite Inset 1.0 Bowl Sink. Plumbing kits and various cabinet components were installed as well.

To create a modern and functional kitchen area, a square-edged Grey oak laminate worktop was supplied and installed. Metro tile backsplashes were added, complemented by additional plumbing for waste and hot and cold water feeds.

Electrical Works

The electrical aspect of the project was extensive, ensuring efficient and safe power and lighting throughout the renovated areas. This included the installation of new light fittings, emergency lights, and servicing external lanterns. In addition, various downlights and hand dryers were supplied and fitted in the restroom areas. To support these electrical installations, the team carried out rewiring and installed floor trunking with sockets for power distribution.

Intercom

The intercom system, a crucial communication tool, was serviced to ensure proper functionality.

Ground Floor Shower

In the shower area, plumbing and tiling work was carried out. This included installing a new shower tray, a screen, and a pressure-fed shower. All floors, basins, and toilets were also sealed with mastic to prevent leaks.

Female and Male WC

The renovation of these areas included the installation of new taps, toilets, wastes, and cisterns for both the female and male restrooms. This upgrade involved replacing basin taps and waste systems. All basins and toilets received meticulous mastic work to ensure a seamless and watertight finish. Additionally, the toilet cubicles were temporarily removed to facilitate the renovation work and later reinstated. Timber skirting was added for a polished look.

Doors

The project involved the installation of a range of doors, each designed to meet the specific requirements of the spaces they served. These doors were installed with attention to detail, ensuring that they seamlessly integrated into their respective frames and were equipped with appropriate hardware.

Decoration & Plastering

Decorative aspects of the renovation involved preparing and painting various surfaces. This included three coats of Dulux steel grey emulsion for the staircase, creating a sophisticated and modern atmosphere. In the ground floor office, walls and perimeter ceilings received three coats of Steel grey 4 Emulsion. In the restrooms, walls were decorated with three coats of Steel grey 4 Emulsion, while ceilings were adorned with two coats of white Emulsion.

To add a finishing touch, all door frames and window cills were prepared and painted with one undercoat and two finish coats of white satin wood paint. Moreover, new MF ceilings were applied and over-skimmed to create a seamless and fresh look.

Ceilings

Ceiling enhancements were a significant part of the project. A total of 182 square meters of 600mm x 600mm Dune tegular tiles were supplied and installed in the ground floor office area, creating an updated and clean aesthetic. Additionally, various MF plasterboard ceilings were fitted in the disabled WC and women's toilet areas to achieve a neat and uniform finish. Access hatches were incorporated in all three toilet areas for convenient access and maintenance.

Flooring

A comprehensive flooring upgrade added both functionality and style to the renovated spaces. Desso Deset carpet tiles were chosen for their durability and appearance. These tiles, totaling 182 square meters, were installed using Fball F41 tackifier adhesive in the ground floor offices, lobby, and Level 1 landing, creating a visually appealing and comfortable floor.

In the reception area, 18 square meters of non-slip vinyl flooring was supplied and fitted, offering safety and ease of maintenance. The tea point area received 4.5 square meters of Tarket Id Loose Lay flooring, adding a touch of sophistication to the space.

Moreover, in preparation for future floor coverings, 18 square meters of Ardex NA latex smoothing compound were expertly applied over existing flooring, ensuring a smooth and level base.

Reception Misc

Special attention was given to specific areas. Brass handrails were polished, restoring their shine and elegance. Window manifestation was removed and replaced, adding an element of privacy while maintaining a sleek appearance.

Cleaning & Servicing

After extensive renovation work, a comprehensive cleaning effort was carried out. Builders' cleaning services ensured that the renovated spaces were spotless and ready for use. This included both exterior and interior window cleaning, providing a clear view both in and out of the building.

CDM, Health & Safety, Project Management

Throughout the project, a keen focus on health and safety was maintained. The project, spanning 12-14 weeks, encompassed preliminary setup, material procurement, site meetings, and dedicated on-site management by a working foreman. A general contingency was set aside for unforeseen challenges, building control fees were covered, and all necessary drawings were made available to ensure a well-managed and compliant project.
